The Sarnia-Lambton Real Estate Board recorded 170 home sales in June 2026, an increase of 4.9% from June 2025. The Composite Benchmark Price for the region stood at $491,000, marking a 3.9% decrease compared to June 2025.

Market Analysis

The Sarnia-Lambton Association of REALTORS® reported 170 homes sold through the MLS® System in June 2026. This figure represents an increase of 4.9% (eight sales) from June 2025. Home sales were 4.4% above the five-year average and 4% below the 10-year average for the month of June. On a year-to-date basis, home sales totaled 739 units over the first six months of the year, a decrease of 9% from the same period in 2025. The overall MLS® HPI composite/single-family benchmark price was $491,000 in June 2026, down 3.9% compared to June 2025. The average price of homes sold in June 2026 was $548,756, a decrease of 4.3% from June 2025. The year-to-date average price was $523,827, decreasing by 2.7% from the first six months of 2025. The dollar value of all home sales in June 2026 was $93.3 million, up 0.4% from June 2025.

New listings in June 2026 totaled 350 residential units, up 0.6% (two listings) from June 2025. This was the largest number of new listings added in the month of June in history. New listings were 9.8% above the five-year average and 24.8% above the 10-year average for the month of June. Active residential listings numbered 649 units on the market at the end of June, up 0.3% (two listings) from the end of June 2025. Active listings haven’t been this high in the month of June in more than a decade. Active listings were 25.2% above the five-year average and 68.2% above the 10-year average for the month of June. In May 2026, total sales were 154 units and active listings were 637 units. Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®, stated, “With sales up and listings nearly flat compared to last year, market conditions moved closer to balanced but remained tilted in favour of buyers.”
