New listings numbered 333 in July 2026, unchanged 0% from July 2025. Active residential listings numbered 680 units on the market at the end of July 2026, unchanged 0% from the end of July 2025. In the prior month, June 2026, active listings were 649 units. Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®, stated, “July delivered a familiar story – sales eased from recent levels but remained firmly in line with the pace we have seen over the past few years. At the same time, new listings continued to arrive at an elevated rate, pushing overall inventory higher for the seventh straight month, providing buyers with more choice than is typical for this time of year.” Guerette added, “Prices have remained relatively steady in recent months, while market conditions continue to sit in balanced territory with a modest edge for buyers.
