Market Analysis

The number of homes sold in Ottawa totaled 1,325 units in July 2026, which edged up 0.2% from July 2025. Home sales were 10.8% above the five-year average and 4.6% below the 10-year average for the month of July. On a year-to-date basis, home sales totaled 8,288 units over the first seven months of the year, a decline of 5.2% from the same period in 2025. The overall MLS® HPI composite benchmark price was $634,000 in July 2026, edging down 0.5% compared to July 2025. The average price of homes sold in July 2026 was $683,308, down modestly by 1.6% from July 2025. The more comprehensive year-to-date average price was $699,761, down just 0.4% from the first seven months of 2025. By comparison, the benchmark price for townhouse/row units was $542,500, down by 5.1% compared to a year earlier, while the benchmark apartment price was $385,500, a decrease of 5.2% from year-ago levels.
