The Chatham-Kent Association of REALTORS reports 133 homes sold through its MLS® System in July 2026. This was a gain of 16.7% from July 2025, and residential sales have not hit this level in the month of July in five years. Home sales were 11.8% above the five-year average and 2.2% above the 10-year average for the month of July. On a year-to-date basis, home sales totaled 726 units over the first seven months of the year, which was down 0.1% from the same period in 2025. The overall MLS® HPI composite/single-family benchmark price was $406,100 in July 2026, a decline of 2.2% compared to July 2025. The average price of homes sold in July 2026 was $410,946, a decrease of 7.5% from July 2025. The year-to-date average price was $439,878, a gain of 1% from the first seven months of 2025. The dollar value of all home sales in July 2026 was $54.7 million, increasing by 7.9% from the same month in 2025.

There were 277 new residential listings in July 2026, up 0.4% from July 2025. This was also the largest number of new listings added in the month of July in history. New listings were 3.5% above the five-year average and 20.9% above the 10-year average for the month of July. Active residential listings numbered 594 units on the market at the end of July, up 3.7% from the end of July 2025. Active listings have not been this high in the month of July in more than a decade. Active listings were 21.7% above the five-year average and 62.8% above the 10-year average for the month of July. Months of inventory numbered 4.5 at the end of July 2026, down from the 5 months recorded at the end of July 2025. Carrie Patrick, President of the Chatham-Kent Association of REALTORS®, stated, “Sales activity was up on a year-over-year basis in July, while new listings remained historically elevated and notched the highest July on record. Overall inventories have generally been rising over the past four years, and our local market is recently more often in buyer’s territory than it is balanced.” Ms. Patrick also noted, “On another note, a new affordable housing project in Wallaceburg was announced in July. This will add 72 units to Chatham-Kent’s housing supply and is expected to take roughly two years to complete.”
