16520 Hedstom Road — Crawford Bay, British Columbia

Purpose-built 6,092 sq ft cannabis cultivation facility on 17.07 private, forested acres in Crawford Bay. Approximately three acres are cleared around the building, Willow Brook flows west just behind it, and a gated driveway provides access from Hedstrom Road. Built in 2020 for indoor cultivation and approved by Health Canada for licensed cannabis cultivation in 2021. Licensing is operator-specific and does not transfer with a purchase of the real estate alone. The 4,989 sq ft main floor centres on three controlled grow rooms, with genetics and propagation, a refrigerated dry room, trim and packaging, secure storage, waste handling, irrigation, shipping and receiving, security/IT and electrical rooms. Each grow room has dedicated heat pumps, dehumidification, HEPA/UV air treatment, CO2 supply and timed irrigation. Power comes from two separately metered 600-amp services with two 20kW propane backup generators. Drilled well with sediment, carbon and UV treatment, and fibre internet in place. The 1,103 sq ft second floor provides an office, lunchroom with laundry, change/locker room, washroom and storage. The property is available as a standalone land and building purchase. There is also potential to acquire the existing operating business and associated assets, with the experienced cultivation team available to continue operating the facility for a new owner. Additional operating information can be provided upon request. (id:63357)
