At the same time, inventory remains elevated, with supply up 20.7% year-over-year and months’ supply reaching 9.0 months by the end of August; Norfolk has the most supply across our coverage area. This gives buyers more choice, while sellers need to be mindful of local conditions and pricing strategy. The number of newly listed properties decreased by 12.2% on a month-over-month basis. The MLS® Home Price Index (HPI) was $565,400 in August 2026, a 2.7% increase month-over-month and a decline of 1.9% on a year-over-year basis. The supply of inventory across the market increased by 20.7% on a year-over-year basis, and there was a 9.0-month supply of all property types by the end of August.
