Northwest Territories Association of REALTORS Narrative

The number of homes sold through the MLS® System of the Northwest Territories Association of REALTORS® totaled 35 units in July 2026. This was a notable decline of 20.5% (nine sales) from July 2025.

Home sales were 4.8% above the five-year average and 5.4% below the 10-year average for the month of July.

On a year-to-date basis, home sales totaled 177 units over the first seven months of the year. This was a decrease of 13.7% from the same period in 2025.

“Although sales remained well below last year, activity was virtually unchanged from the previous month and was consistent with what we typically see this time of year. The number of newly listed homes increased year over year, remaining in line with historical norms and giving buyers a healthy selection of properties to choose from,” said Nathan Round, President of the Northwest Territories Association of REALTORS®. “Market conditions eased slightly but remained in favour of sellers, with overall inventory closely aligned with both recent monthly totals and the five-year average. With current conditions continuing to favour sellers, improving housing availability over the longer term will require meaningful investment. In that context, the $480 million joint commitment by the governments of Canada and the Northwest Territories to deliver 560 affordable homes by 2030 is an encouraging step towards expanding housing options and strengthening communities across the territory.”

The dollar value of all home sales in July 2026 was $19.1 million, a reduction of 16.3% from the same month in 2025.

The number of new listings rose 10.5% (four listings) from July 2025. There were 42 new residential listings in July 2026.

New listings were 8.2% above the five-year average and 3.4% above the 10-year average for the month of July.

Active residential listings numbered 90 units on the market at the end of July, a gain of 4.7% (four listings) from the end of July 2025.

Active listings were 1.8% above the five-year average and 17% below the 10-year average for the month of July.
