Windsor-Essex County Association of REALTORS Narrative

The number of homes sold through the MLS® System of the Windsor-Essex County Association of REALTORS® totaled 522 units in July 2026. This decreased by 7.8% from July 2025.

Home sales were 1% above the five-year average and 16.4% below the 10-year average for the month of July.

On a year-to-date basis, home sales totaled 3,045 units over the first seven months of the year. This was a decline of 4.1% from the same period in 2025.

“While sales activity remains below last year’s level, the Windsor-Essex market has now recorded more than 500 home sales for a second straight month, reflecting a degree of stability that is typical of the summer season. Inventory continues to expand, with new listings reaching their highest level in a decade,” said Alyssa Ismail, President of the Windsor-Essex County Association of REALTORS®. “As a result, buyers have more properties to choose from and greater flexibility when negotiating. Benchmark prices have remained relatively stable overall, as softer conditions in the apartment market have been balanced by strength in the townhouse segment. July’s results point to a market that remains active but is operating at a more sustainable pace while conditions continue to favour buyers. In markets like these, working with a REALTOR® can be especially valuable, helping buyers and sellers navigate changing conditions, evaluate opportunities, and make informed decisions with confidence.”

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $579,100 in July 2026, edging up 0.9% compared to July 2025.

The benchmark price for single-family homes was $629,300, a modest gain of 1.5% on a year-over-year basis in July. By comparison, the benchmark price for townhouse/row units was $454,900, up by 9.9% compared to a year earlier, while the benchmark apartment price was $367,800, a decrease of 5.7% from year-ago levels.

The average price of homes sold in July 2026 was $541,019, down by 7% from July 2025.

The more comprehensive year-to-date average price was $543,624, a minor decrease of 3.9% from the first seven months of 2025.

The dollar value of all home sales in July 2026 was $282.4 million, a reduction of 14.2% from the same month in 2025.

The number of new listings fell by 6.6% from July 2025. There were 1,390 new residential listings in July 2026.

New listings were 1.7% above the five-year average and 14.8% above the 10-year average for the month of July.

Active residential listings numbered 2,307 units on the market at the end of July, a modest gain of 3.5% from the end of July 2025. Active listings haven’t been this high in the month of July in more than a decade.

Active listings were 17.4% above the five-year average and 48.8% above the 10-year average for the month of July.

Months of inventory numbered 4.4 at the end of July 2026, up from the 3.9 months recorded at the end of July 2025 and above the long-run average of 2.7 months for this time of year.
