Sales of single detached homes in the City of Thunder Bay numbered 113 units in July 2026. This was a decrease of 16.3% from the same period in 2025.
Single detached home sales were 0.2% above the five-year average and 1.5% below the 10-year average for the month of July.
On a year-to-date basis, single detached home sales totaled 512 units over the first seven months of the year. This was down by 11% from the same period in 2025.
“July delivered a remarkably steady month for our local markets. While sales remained below last year’s levels, activity was virtually unchanged from June and landed right around where we would typically expect it to be at this point in the summer. The number of newly listed homes eased back below 400 but still came in above the long term average for July, while active inventory climbed above 600 available homes for the first time since September 2024, returning to levels consistent with the five-year average,” said Karen Hill, President of the Thunder Bay Real Estate Board. “Perhaps most notable is the continued strength in pricing. The average sale price remained above $400K for the fourth consecutive month, something we haven’t seen before, climbing to yet another all-time high in July. Taken together, the numbers point to a market that is finding greater balance while continuing to demonstrate impressive price resilience.”
