Powell River Sunshine Coast Real Estate Board Narrative

The number of homes sold through the MLS® System of the Powell River Sunshine Coast Real Estate Board totaled 26 units in July 2026. This was a small reduction of 3.7% (one sale) from July 2025.

Home sales were 6.6% above the five-year average and 19.3% below the 10-year average for the month of July.

On a year-to-date basis, home sales totaled 181 units over the first seven months of the year. This was a substantial decline of 10.8% from the same period in 2025.

“Sales activity recorded an average month of July despite a rather precipitous drop in the number of new listings coming onto the market compared to the same time last year,” said Curtis Yungen, President of the Powell River Sunshine Coast Real Estate Board. “There were a couple of good news stories for housing supply in July. First, the province of B.C. awarded $9 million to 56 local governments through the Local Government Development Approvals Program, administered by the Union of B.C. Municipalities. This will help to speed up approval processes and deliver more housing supply at a faster rate. Second, 33 new homes were opened in Gibsons while 94 affordable units will soon be available in Sechelt. Both of these advancements in local housing supply will increase housing options for a variety of local residents.”

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $563,200 in July 2026, a small reduction of 2.9% compared to July 2025.

The benchmark price for single-family homes was $578,000, falling by 2.9% on a year-over-year basis in July. By comparison, the benchmark price for apartment units was $330,000, down by 4.9% compared to a year earlier.

The average price of homes sold in July 2026 was $582,100, a sharp decrease of 27.3% from July 2025.

The more comprehensive year-to-date average price was $587,140, down sharply by 11.2% from the first seven months of 2025.

The dollar value of all home sales in July 2026 was $15.1 million, a substantial decline of 30% from the same month in 2025.

The number of new listings saw a big reduction of 29.2% from July 2025. There were 51 new residential listings in July 2026. This was the lowest number of new listings added in the month of July in more than five years.

New listings were 20.1% below the five-year average and 13.4% below the 10-year average for the month of July.

Active residential listings numbered 242 units on the market at the end of July, a substantial decline of 16.8% from the end of July 2025.

Active listings were 2.1% above the five-year average and 25.6% above the 10-year average for the month of July.
