The Central Lakes Association of REALTORS® (CLAR) has released its July 2026 Housing Market Reports, which show a total of 1,430 home sales across its six Regions during the month. Compared to June, home sales and new listing activity declined across most CLAR Regions, while average sale prices continued to vary by local market.

“After several months of increased sales activity, the market saw a more moderate pace in July, while inventory levels remained healthy,” said CLAR President Christine Riley. “Market conditions continue to vary across our Region, making it important for buyers and sellers to understand what’s happening locally before making informed real estate decisions. A REALTOR® can help explain those local trends and provide guidance based on current market conditions.”

Durham Region recorded 713 home sales in July, down 12.6% from 816 in June. The average selling price remained relatively stable at $840,581, down just 1.6% from $853,827 the previous month. New listings totalled 1,720, providing buyers with continued choice despite a 16.3% decline from June, and homes sold in an average of 29 days.

Home sales in Hastings County totalled 197 in July, a decrease of 24.5% from 261 in June. The average selling price was $518,414, down 4.7% from $543,907 the previous month, while 450 new listings came to market, giving buyers a range of options. Homes spent an average of 50 days on the market.

Kawartha Lakes remained steady with 122 home sales in July, just 3 fewer than in June. The average selling price declined to $702,431, down 4.5% from $735,418 the previous month, with 325 new listings coming to market. Homes spent an average of 46 days on the market.

July home sales in Northumberland County totalled 144, 5.3% fewer than the 152 recorded in June. The average selling price increased to $721,450, up 6.5% from $677,570 the previous month. A total of 380 new listings came to market, and homes sold in an average of 48 days.

Peterborough County (including the City of Peterborough) recorded 197 home sales in July, 8.8% fewer than the 216 recorded in June. The average selling price declined to $674,834, down 4.8% from $708,815 the previous month, with 419 new listings available to buyers. Homes spent an average of 37 days on the market.

Home sales in Prince Edward County increased to 57 in July, up 21.3% from 47 in June. The average selling price rose to $764,362, up 0.8% from $758,304 the previous month. New listings remained unchanged at 115, while homes spent an average of 60 days on the market.

“Ontario’s recent investment through the Building Faster Fund recognizes that municipalities need the right tools and infrastructure to keep pace with housing demand,” stated CLAR CEO Wendy Giroux. “Peterborough’s success in surpassing its housing target is an encouraging example of what’s possible when governments and communities work together. We encourage continued investments and policy reforms that help all municipalities across our Region accelerate housing supply, improve affordability and ensure residents have access to the housing they need.”
