Residential real estate activity across the Interior remained stable in June, with market conditions continuing to normalize as the seasonal transition into summer brought the expected slowdown in new listings, reports the Association of Interior REALTORS® (the Association).

The Association region recorded 1,547 residential sales in June, up from 1,456 in May and up 3.8% compared to the same time last year.

New residential listings saw a 9.5% decrease compared to June 2025 with 2,963 new listings recorded last month, and down from the previous month’s 3,102 new listings. The total number of active listings saw a 7.0% decrease in inventory compared to the same time last year with 9,803 recorded across the Association region yet up compared to May’s 9,486 total inventory.

“After a very slow start to the year, we’ve seen market activity steadily return to more typical levels over the past few months, which is an encouraging sign as we move into the busy summer season,” says Association of Interior REALTORS® President Ryan Mayne, adding that “although new listings have eased between June and July, the decline is consistent with typical seasonal trends.”

Within the Kamloops and District region, there were 271 residential unit sales recorded last month, up from May’s 250 units sold and up 1.9% compared to the same month the previous year. There were 572 new listings recorded last month in the Kamloops and District region, up 2.1% compared to June 2025 and up from May’s 525 new listings. Overall inventory, or active listings, saw a decrease of 1.1% in year-over-year comparison, coming in at 1,481 listings.

“The Kamloops and District region continued to show steady market activity in June, with sales tracking very close to the 10-year average. While new listings increased compared to both the previous month and last year, overall inventory remains below the levels we’d like to see, although it continues to reflect typical market conditions for the region,” notes Mayne.

The benchmark price, a better representation of value compared to the average or median price as it represents a dwelling of “typical attributes”, saw a mild percentage increase of 1.2% compared to June 2025 in the single-family housing sub-category, coming in at $684,300. The townhome housing sub-category saw a benchmark price decrease of 5.8%, coming in at $506,500. The benchmark price for condominiums was virtually unchanged compared in year-over-year comparison with a 0.1% decrease, coming in at $373,800.
