The number of homes sold through the MLS® System of the Cornwall and District Real Estate Board totaled 308 units in July 2026. This was a moderate gain of 7.3% from July 2025. Residential sales haven’t hit this level in the month of July in five years.

Home sales were 12.7% above the five-year average and 2.4% above the 10-year average for the month of July.

On a year-to-date basis, home sales totaled 1,687 units over the first seven months of the year. This was a substantial decline of 10.6% from the same period in 2025.

“July marked an exceptionally active month for both buyers and sellers. Sales activity posted the fourth best July on record as new listings surged to an all-time July record,” said Derek McEwen, President of the Cornwall and District Real Estate Board. “Although inventory levels remain somewhat elevated, strong buyer activity over the past few months has brough the market back into balanced territory. Prices are still recorded year-over-year declines though, as it will take some time to work through available supply even if the recent strength in demand continues.”

The average price of homes sold in July 2026 was $506,780, a decline of 7.8% from July 2025.

The dollar value of all home sales in July 2026 was $156.1 million, a minor decrease of 1% from the same month in 2025.

The number of new listings saw a sizable gain of 15.4% from July 2025. There were 568 new residential listings in July 2026. This was also the largest number of new listings added in the month of July in history.

New listings were 17.7% above the five-year average and 20% above the 10-year average for the month of July.

Active residential listings numbered 1,315 units on the market at the end of July, increasing by 23.8% from the end of July 2025. Active listings haven’t been this high in the month of July in more than five years.
